Business loans in the UAE, in brief.
A UAE business loan is finance from a bank or lender based mainly on your company's bank account turnover, average balance, trading history and credit score. The main types are business loans, point of sale (POS) loans and invoice discounting.
It suits established UAE companies that need working capital or funds to grow. My Eloah Business Hub analyses your documents, tells you which product fits and which lenders you meet the criteria for, and prepares a document checklist and a bank submission file.

Three ways to borrow against your trading record.
Your bank statement decides which product fits. We look at how money comes into the account, then name the product in your report.
Term loan or working capital
The standard product when card sales are absent or under 20% of your account credits. It is assessed on turnover, average balance, company age and credit score.
Finance against card sales
For businesses where card machine settlements appear in most months and make up 20% or more of credits. Repayment is taken as a daily share of card settlements, so there is no fixed monthly instalment.
Finance against unpaid invoices
An additional facility for companies that invoice other businesses and carry receivables. We note it in the report where your trading pattern supports it.
The six checks every application goes through.
We run these checks in order on your documents and mark each one as pass, fail or flag in your report.
| Check | Requirement | How we check it |
|---|---|---|
| Company age | At least 1 year | From the original issue date on your trade licence |
| Ownership stability | Any change of shareholders or partners must be more than 1 year old | From your Memorandum of Association (MOA) and any amendments |
| Annual turnover | At least AED 900,000 | Total credits into your business account over 12 months |
| Average monthly balance | At least AED 20,000 | Average of the 12 monthly average balances |
| Credit score | 550 or above for the company and for every partner or shareholder | You obtain the Al Etihad Credit Bureau (AECB) reports and we confirm the scores |
| VAT match | Bank figures within 30% of the sales and purchases declared for value added tax (VAT) | Each of the 4 quarterly VAT returns is compared with the bank statement |
A VAT difference above 30% in any quarter does not disqualify you by itself, but the lending bank is likely to ask about it. Individual lenders set their own minimums for each product, and many ask for more than the figures above. Final credit decisions rest with the lending bank.
What holds a loan application back.
These are the points we check first, because each one can stop or slow an application.
Average balance under AED 20,000
Below this level no lending product can be considered. A low balance also reduces the amount a lender will offer.
A recent change of partners
A bank will not process an application until 12 months have passed from the date a shareholder was added, removed or changed.
VAT returns that do not match the bank
A gap of more than 30% between declared sales or purchases and your bank figures is a compliance concern you will need to explain.
A score below 550
The 550 minimum applies to the company and to every partner or shareholder. One low score disqualifies the application.
What to have ready.
We need the first four items to start your assessment. The rest are what a bank asks for with the application, plus audited financial statements if you have them.
One fee, paid only on disbursement.
Our consultation fee is success-based. Your report shows an estimate so you know the figure in advance.
| Item | How it works |
|---|---|
| Fee rate | 3%, the same for business loans, POS loans and invoice discounting |
| Estimate in your report | Calculated on the eligible loan amount in your assessment |
| Actual fee | Based on the final amount the bank disburses |
| When you pay | Only on successful loan disbursement |
This is the My Eloah Business Hub fee only. The lender's interest or profit rate and any charges it applies are separate and are set by the lender.
Six steps from documents to bank file.
The assessment is built from your own documents, so the figures in it are the ones a lender will see.
Start on WhatsApp →Send your four documents
Share your trade licence, Memorandum of Association, 12 months of bank statements and 4 quarterly VAT returns on WhatsApp.
We analyse your bank statements
We go through each month for total credits, total debits, card machine settlements and average balance.
We cross-check your VAT returns
We compare declared sales and purchases with your bank figures for each quarter and flag any gap above 30%.
We assess eligibility
We check company age, ownership stability, turnover, average balance and VAT match, and ask you to confirm the AECB credit scores.
We match the product and lenders
We classify the right loan type and list up to three banks whose criteria you meet in full, or say clearly if none fit yet.
You receive your report and bank file
You get a written report with a document checklist and our remarks, and we prepare a separate submission file for the lending bank.

What are the requirements for a business loan in the UAE?
Lenders generally look for a company at least 1 year old, annual turnover of at least AED 900,000 through the business account, an average monthly balance of at least AED 20,000 and a credit score of 550 or above. Individual banks set their own minimums for each product, and many ask for more.
How much business loan can I get in the UAE?
The amount depends on your annual account turnover, your average monthly balance and the monthly repayment your account can support, up to the lender's maximum for that product. We give you an estimate in your report, and the lending bank decides the final amount.
Can a new company get a business loan in the UAE?
A company under 1 year old does not meet the minimum company age used in our assessment. We count from the original licence issue date and tell you the date you will qualify.
What credit score do I need for a business loan in the UAE?
You need an Al Etihad Credit Bureau (AECB) score of 550 or above. The minimum applies to the company and to every partner or shareholder individually.
What is a POS loan and how is it repaid?
A POS loan is finance based on your card machine sales. It suits businesses where card settlements make up 20% or more of account credits, and repayment is taken as a daily share of card settlements instead of a fixed monthly instalment.
How is a POS loan amount estimated?
The starting point is about one third of your annual card machine settlements, up to the lender's maximum for the product. The lender confirms the final amount.
Why do banks compare my VAT returns with my bank statement?
Lenders check that the sales and purchases you declared for VAT are in line with the money moving through your account. A gap above 30% in any quarter does not disqualify you automatically, but it must be disclosed and explained.
How much does My Eloah Business Hub charge for a business loan?
Our fee is 3%, payable only on successful loan disbursement. The estimate in your report is based on your eligible loan amount, and the actual fee is based on the amount the bank disburses.
